Before Buying Checklist

The final gate before you pay. Two clearly separated sections: Vastu verification (with links to this platform's own sourced tools) and general property due diligence — explicitly NOT Vastu, things this platform cannot check for you.

2. General Property Due Diligence

Not Vastu — general property due diligence

NOT Vastu. This platform has no access to land-registry, court, municipal-zoning, survey or utility-board records for any given plot, and does not estimate or guess at any of these. Verify each item independently before paying.

Clear and marketable title

Verify via the seller's title deed chain, an advocate's title-search report, and the local sub-registrar's encumbrance certificate.

Encumbrance certificate

Obtain a fresh encumbrance certificate (typically covering 13-30 years) from the sub-registrar's office to confirm no pending mortgages, liens or legal claims.

Survey boundaries

Get an independent land survey to confirm the plot's actual boundaries match the sale-deed measurements -- boundary disputes are common and not detectable from any Vastu input.

Pending litigation / disputes

Check court records and the encumbrance certificate for pending civil or property disputes on the plot.

Physical road access

Confirm the plot has a genuine, unobstructed physical approach road (not just a paper right-of-way) -- distinct from the road's LEGAL width, see below.

Legal road width for construction approval

Minimum approach-road width for a building permit is set by each state/city's municipal building byelaw (e.g. Tamil Nadu's TNCDBR/CMDA, Karnataka's BDA) and varies by plot size and zone classification. Verify with the local planning authority.

Setback and FSI/FAR compliance

Already flagged not_shippable_municipal_law in construction_planning_rules_v1.json; repeated here because it is equally relevant at plot-purchase time. Verify with the local municipal building byelaw.

Zoning / permitted land use

Confirm the plot's approved land-use classification (residential/agricultural/industrial) with the local town-planning authority.

Water connection / groundwater availability

Verify municipal water-connection availability, or groundwater feasibility if relying on a borewell, with the local water board.

Electricity connection availability

Verify with the local electricity distribution board.

Local authority / building-permit approvals

Confirm what approvals (layout approval, building permit, occupancy certificate for existing structures) the plot or any existing construction actually holds, with the local municipal or panchayat authority.
